Why a "bad" market can be a great time to buy

“I have never in 20 years seen this much buyer power,” real estate agent Jill Leberknight recently told Business Insider. While the real estate market can feel like a rollercoaster, with headlines focused on fluctuating interest rates and rising home prices, it's easy to get discouraged and think that now isn't the right time to buy. However, what some perceive as a "bad" market can present a unique opportunity for prospective homebuyers. By understanding the dynamics at play, you might discover that it’s actually a great time to make your homeownership dreams a reality.

Business Insider: “The prevailing sentiment that it's not a good time to buy a home has kept a lot of would-be buyers out of the market [and] fewer buyers means less competition for those who remain. ‘During the pandemic, my buyers had five minutes to get out and stand in line with 97 other people. We were writing offers on cars, and people had 15 minutes in a house and 15 minutes to make decisions,’ Leberknight says. Now, they actually have time to tour the neighborhood, gather information, and really weigh whether a property is right. ‘You've got time and you've got options,’ she says.”

NerdWallet: “Spring and summer are the traditional busy seasons for home buying and selling. It’s still tough out there, but we’re seeing more houses for sale hitting the market. When inventory increases, buyers have more choice—and less of a battle. If your finances are solid and you feel good about moving, it’s a fine time to buy.”

Yahoo! Finance: “Finding a time when both mortgage rates and home prices are favorable is a challenge, so you probably shouldn’t try to time the housing market. Mortgage rates tend to fall during economic downturns, so a recession would qualify as a time when rates would likely drop. However, lower rates generally increase demand as more buyers enter the market, so house prices would likely rise. Buy when it makes sense for you personally.”

Bankrate: “No matter which way the real estate market is leaning, buying now means you can start building equity immediately. It also means avoiding the potential for mortgage rate fluctuations later. ‘If a buyer finds a property they would like to call home, they should not delay,’ says Stacey Froelich, a broker in New York City. ‘You cannot time the market, and a home should be a long-term investment.’”
